After you move out and the unit has been inspected for any damages, you will be refunded the deposit in full as long as the lease agreement has been followed. In BC, tenants can expect their rent to include the cost of water and hot water, while in AB, tenants receive the cost of water and heating included in their rent. This means that tenants in both provinces can enjoy the convenience of having these utilities included in their monthly rent.

Who is eligible to live at Woodsmere?

At Woodsmere, we welcome everyone! To be eligible to live in our properties, tenants must be 19 or older in British Columbia and 18 or older in Alberta. Additionally, applicants must provide a clear criminal record, a clear credit score, and proof of lawful residence in Canada, such as Canadian citizenship, a working visa, or a permanent residency permit. International students are also welcome to apply. By meeting this criteria list, tenants can enjoy the secure and comfortable environment that Woodsmere provides.

How do I pay my rent?

You can pay your rent online through our secure online portal. We offer a service called Pre-Authorized Debit (PAD) which allows you to make your payments on the first of every month automatically. We also accept credit cards with a 2.9% fee.

Is there a pet deposit?

If the property allows pets, we do require a pet deposit upon move-in. The pet deposit is equivalent to 50% of your total rent amount and is fully refundable, provided that there is no damage to the property caused by the pet.

Is there a safe parcel drop?

Yes, all of the Woodsmere units have a safe parcel drop for your convenience. The parcel drop is available for anyone to use and is equipped with the latest security measures to ensure the safety of your parcels. The parcel drop is accessible 24 hours a day and is monitored by security cameras to ensure that your package is secure.

Are there any shared spaces?

Yes, there are shared spaces on our properties. Depending on the building, these spaces are typically exterior. Overall, the types of shared spaces will vary from building to building. We wanted to provide some shared spaces to give tenants a chance to connect with one another and foster a sense of community within the Woodsmere properties.
