Key Responsibilities
- Manage the day-to-day operations of multiple residential and mixed-use properties throughout South Vancouver Island.
- Serve as the primary contact for tenants, owners, contractors, and service providers.
- Handle tenant relations, including dispute resolution, lease enforcement, notices, inspections, and conflict management.
- Represent ownership at Residential Tenancy Branch (RTB) hearings and prepare all supporting documentation.
- Maintain thorough knowledge of the British Columbia Residential Tenancy Act and ensure compliance with all applicable legislation.
- Conduct regular property inspections to identify maintenance requirements, safety concerns, and capital improvement opportunities.
- Coordinate and oversee maintenance staff, trades, and contractors to ensure timely completion of repairs and projects.
- Manage emergency situations, including after-hours calls, coordinating contractors, and responding to urgent property issues.
- Develop and implement preventative maintenance programs and monitor property condition and asset performance.
- Prepare operating budgets, monitor expenses, approve invoices, and assist with financial reporting.
- Maintain accurate records of inspections, maintenance activities, tenant communications, and compliance requirements.
- Negotiate service agreements and vendor contracts while ensuring quality workmanship and cost control.
- Ensure compliance with municipal bylaws, building codes, health and safety regulations, and company policies.
- Travel regularly between properties located in Langford, Victoria, Sidney, and North Cowichan.
Qualifications & Experience
- Minimum 3–5 years of property management experience, preferably managing multi-family residential properties.
- Demonstrated experience handling RTB disputes, hearings, evictions, and tenancy-related legal matters.
- Strong working knowledge of the British Columbia Residential Tenancy Act and associated regulations.
- Valid BC driver's licence with a clean driving record.
- Ability to participate in a 24/7 on-call rotation and respond to emergency situations when required.
- Proven experience managing maintenance programs, contractors, and property improvement projects.
- Strong organizational, time management, and problem-solving skills.
- Excellent written and verbal communication skills.
- Proficiency with property management software and Microsoft Office applications.
- Experience preparing budgets and managing operating expenses is considered an asset.
- Knowledge of building systems including HVAC, plumbing, electrical, and life safety systems is preferred.
- BC Rental Property Management Licence or the ability to obtain licensing through the BC Financial Services Authority (BCFSA) is considered a strong asset.
